MORE THAN 100 NEW SUBDIVISIONS HAVE BEEN ADDED TO THE BIG LIST since the fall edition of New Homes was published in September 2006.
Chesterfield County tops this list with 25 new subdivisions – including three new sections in Charter Colony – followed by 23 in Henrico and 22 in Hanover. The rest include seven in Louisa, six in the City of Richmond, four in Goochland, three in Powhatan, three in King William, two in New Kent, one in Cumberland, one in Petersburg and six outside the area.
Developers are offering everything from condominiums to town houses, large and small single-family neighborhoods and every price point imaginable.
This fall Tascon Group Inc. plans to introduce a high-end, luxury 40-home community at the intersection of Church and Pump Roads in Henrico called John Rolfe Square. This gated, maintenance-free community will feature Euro-pean architecture with private courtyards and gardens in a village setting. The two-story duplex homes will start at approximately 2,700 square feet. The price has not been established yet.

In the City of Richmond, Jackson Commons Partnership is developing a new townhouse community in Jackson Ward. When completed, Jackson Commons will have 52 attached and detached townhouses and 20 rental units. Sizes run from 1,800 to 2,600 square feet. Prices are from $265,000 to $365,000.
Vernon McClure, president of the Home Building Association of Richmond and president of Main Street Homes, says the industry expects to see continued, albeit slower, growth in terms of new home starts for 2007 just to keep up with population. He says Chesterfield County alone is predicted to grow at 2½ percent a year.
Main Street Homes’ latest development is on Otterdale Road in Chesterfield. Westerleigh will be a 450-home subdivision. Home sizes will range from 2,300 to 3,500 square feet with a price of $380,000 to $600,000. They are also developing Aston on Huguenot Trail Road in Powhatan. This 635-acre, 135-home community will have 2,500- to 4,000-square-foot homes in the $500,000 range.
With low interest rates, high inventory, builder incentives and plenty of communities to choose from, McClure says now is a great time to buy a new house.
